The Brewer Zoning Map shows the unstipulated layout of the variegated zones we have within the City, including the unravel lanugo of residential, commercial and industrial zones. The purpose of the Land Use Code is to regulate the location and use of residential, commercial, industrial and other real manor in the City of Brewer. It covers topics such as: the construction, height, number of stories and zone of all structures; the size of unshut spaces of real manor population density; and setback of structures withal public ways. The schedule of uses matrix is used to determine if a use is unliable within a particular zone, whether or not it requires a permit, and whether or not the project needs to go to planning workbench for approval. The matrix moreover sets requirements for minimum lot sizes, setback requirements and various other issues.  If the matrix shows a “P”, that ways it is an unliable use and permits from the Brewer Code Enforcement Office are required. If an “S” is in the matrix, that ways it is an unliable use and needs site plan clearance from the Brewer PlanningWorkbenchwithal with any permits from the Code Enforcement Office. If a “Y” is in the matrix, it is an unliable use without a permit. And lastly, if the square is blank, it ways that use is not unliable in that zoning district. If any of the reports are followed by numbers, it ways there is a respective footnote (located at the marrow of the matrix) with spare information and/or requirements.
